1. About Us

These terms and conditions govern your use of the services provided by Green Fig Estates Ltd ("we", "us", "our"), a company registered in England and Wales (Company No. 16670115) with registered office at 407 The Base, Dallam Lane, Warrington, WA2 7NG.

By making a booking with us, you agree to be bound by these terms and conditions.

2. Bookings

All bookings are subject to availability. A booking is confirmed once you receive a confirmation email from us or through our booking platform. By making a booking, you confirm that you are at least 18 years of age and that the information you have provided is accurate.

For corporate bookings, a purchase order or written confirmation from an authorised representative of your company will constitute acceptance of these terms.

3. Prices & Payment

  • All prices are quoted in GBP (£) and include VAT where applicable
  • Full payment is required at the time of booking unless otherwise agreed in writing
  • For extended stays (28+ nights), alternative payment arrangements may be agreed
  • Corporate invoicing is available upon request and subject to approval
  • We reserve the right to amend prices for future bookings at any time

4. Cancellation Policy

  • Cancellations made more than 14 days before check-in: full refund
  • Cancellations made 7–14 days before check-in: 50% refund
  • Cancellations made less than 7 days before check-in: no refund
  • No-shows: no refund

Cancellation terms for bookings made through third-party platforms (e.g. Airbnb, Booking.com) are governed by that platform's cancellation policy.

We reserve the right to cancel a booking in exceptional circumstances (e.g. property damage, force majeure). In such cases, a full refund will be issued or an alternative property offered.

5. Check-in & Check-out

  • Check-in: from 3:00 PM (unless otherwise agreed)
  • Check-out: by 10:00 AM (unless otherwise agreed)
  • Self check-in is available via smart lock — access details will be sent before your arrival
  • Early check-in or late check-out may be available on request and may incur an additional charge

6. Guest Responsibilities

During your stay, you agree to:

  • Treat the property and its contents with reasonable care
  • Not exceed the maximum number of guests stated in your booking
  • Not use the property for any unlawful purpose
  • Not host parties, events, or gatherings without prior written consent
  • Respect neighbours and maintain reasonable noise levels (quiet hours: 10 PM – 8 AM)
  • Not smoke or vape inside the property
  • Report any damage, faults, or maintenance issues promptly
  • Follow any property-specific rules provided in your welcome guide

7. Pets

Pets are not permitted in our properties unless explicitly agreed in advance and confirmed in writing. An additional cleaning fee may apply. Assistance dogs are welcome at all times.

8. Damage & Security Deposit

A security deposit may be held or pre-authorised at the time of booking. This will be returned in full within 7 days of check-out provided no damage, excessive cleaning, or missing items are identified.

You are liable for any damage caused during your stay beyond normal wear and tear. We will notify you of any deductions and provide evidence before processing.

9. Our Liability

  • We take reasonable care to ensure our properties are safe, clean, and as described
  • We are not liable for any loss or damage to your personal belongings during your stay
  • We are not liable for any service interruptions caused by third parties (e.g. utility outages, internet provider issues)
  • Our total liability to you shall not exceed the total booking value
  • Nothing in these terms excludes or limits liability for death or personal injury caused by our negligence

10. Force Majeure

We shall not be liable for any failure or delay in performing our obligations where such failure or delay results from circumstances beyond our reasonable control, including but not limited to natural disasters, pandemics, government actions, strikes, or utility failures.

11. Intellectual Property

All content on this website — including text, images, logos, and design — is the property of Green Fig Estates Ltd and is protected by copyright. You may not reproduce, distribute, or use any content without our prior written permission.

12. Changes to Terms

We reserve the right to update these terms and conditions at any time. Changes will be posted on this page with an updated "last updated" date. The terms in effect at the time of your booking will apply to that booking.

13. Governing Law

These terms and conditions are governed by the laws of England and Wales. Any disputes arising from these terms or your booking shall be subject to the exclusive jurisdiction of the courts of England and Wales.
